Lead Consultant – Hotel Market Study & Business Plan

About the role

People First Consult seeks an experienced Lead Consultant to deliver a comprehensive hotel market study, demand assessment, feasibility analysis, and investment‑grade business plan for a confidential hospitality project in Ethiopia. The assignment is short‑term, based in Addis Ababa with travel to a regional city, and will culminate in a presentation to senior decision‑makers.

Key responsibilities

• Conduct market and demand assessment, including customer segmentation and willingness‑to‑pay analysis.
• Analyse hotel supply, competitive landscape, and benchmark key performance indicators such as ADR, occupancy, RevPAR, and ancillary revenues.
• Perform primary research with corporate, institutional, government, and other relevant stakeholders.
• Develop hotel concept, positioning, target segments, and operating model.
• Prepare high‑level financial models, capex and operating assumptions, and conduct investment risk and sensitivity analysis.
• Produce an investment‑grade business plan and investment case, and present findings to senior management.

Required profile

• Post‑graduate qualification in Business, Finance, Hospitality, Strategy, Economics, Real Estate or equivalent professional experience.
• Proven experience in hotel/hospitality market studies, feasibility assessments, business plans or investment cases.
• Strong knowledge of hotel commercial and operating drivers (ADR, occupancy, RevPAR, F&B, operating costs).
• Excellent financial modelling, analytical, research and report‑writing skills.
• Experience working in emerging or data‑constrained markets; experience in Ethiopia/East Africa or related sectors is an advantage.
