Real Estate Project Manager

About the role

Hill Bottom Properties is seeking a highly capable, autonomous Project Manager to lead the end‑to‑end delivery of premium residential construction projects, from groundbreaking to final handover. You will be the single point of accountability for schedule, cost, quality, and safety, ensuring a "zero‑surprise" culture on site.

Key responsibilities

• Take full ownership of the project lifecycle with minimal escalation.
• Develop comprehensive project programmes (design, procurement, construction) and manage critical path activities.
• Lead aggressive value‑engineering to optimise budgets while maintaining luxury finish standards.
• Direct external multi‑disciplinary consultants and enforce rigorous contractor oversight.
• Implement a structured quality management system to prevent defects and meet premium standards.

Required profile

• Bachelor’s degree in Civil Engineering, Construction Management, Architecture or related field; Master’s degree or PMP/Prince2 preferred.
• Minimum 12 years of progressive construction project management experience, including at least one multi‑storey mixed‑use or high‑end residential building.
• Proven track record of value‑engineering initiatives delivering quantifiable cost savings.
• Deep practical knowledge of Ethiopian building codes, safety regulations, and statutory approvals.

Required skills

• Proficiency in MS Project.
• Proficiency in Primavera P6 or equivalent scheduling software.
